My review is not based on my overall experience at Ava Studio City but rather my recent experience and the lack of urgency and attention given to a faulty elevator in Building 1.

I have been a resident of Ava Studio City since December 2023. I just recently moved into 10977 Building 1 from 10975 Building 1. Within the first week, my boyfriend and I were stuck in the same elevator after being told nothing was wrong with it. The second time was for 1.5 hours. I received a follow up call from the Community Manager, Katherine a week later with limited explanation as to why they did not have it serviced the first time the fire department came. After we were rescued from the Elevator tech the second time, he informed us that Ava did not have a tech phone number on file after switching contracts. Four days after the call from the community manager, we got stuck in the same elevator again for another 20 minutes. I had to plead with the mainentance worker, Eli, to put this elevator out of service for the safety of the community. He was very understanding and said he would bring it to the maintenance manager's attention. The next day, the elevator was out of service, thankfully.

I received a call from a Community Consultant who expressed his understanding with the situation and said he would follow up with another manager, Terrance to get back to me.

Unfortunately, the community consultants are unable to provide contact information for managers, leaving it up to their discretion to follow up with these concerns.

We were sent a Community Wide Generic Email from AVA saying that all elevators in the community were serviced and that "...Residents were putting rocks in the elevator", causing the elevators to stop. This reason did not seem to make sense since the Elevator Tech specifically explained that the valve was over-speeding and not set up correctly. He also slowed down the carts but said that the elevators require more service.

We never received a follow up call from Katherine, nor Terrance.
Today, 02/06/25, I was in the same elevator and it stopped, dropped half a foot, stopped again, and then took me to the third floor rather than the fourth. This elevator was clearly not serviced.

Community safety should be a top priority. Ensuring the well-being of residents requires proactive measures and clear communication, and it is concerning to see that these issues have not been addressed with the seriousness they deserve.

If you do plan to move to this community, I would highly suggest avoiding Building 1, Elevator 1, at all costs.

Went for a viewing and had the least helpful experience. A little thoughtfulness goes a long way and unfortunately staff were not. Despite making an appointment nobody let me in through the gate or answered my calls. Once I managed to sneak myself past the gate and into the office they handed me a key and map and unceremoniously left me to wander lost for an hour. Even regular visitors said they had issues with the gate and getting lost. With that type of hospitality I would not want to stick around and find out what staying is like.

TLDR; AVASC provides a place to stay in an emergency situation, but the safety concerns, uncleanly environment, and maintenance/management issues aren’t worth the price.

Stayed at AVASC fro 7/23-12/24.

Pros:
- It provides a place to stay at the bare minimum
- Some of the maintenance people you run into are very nice

Cons:
- Safety concerns: I had strangers come to my door looking for the previous tenant and homeless people approaching me for money in the garage where I parked. The hired security focus more on visitor parking violations than the people who camp at the gates and slip in behind residents. As someone who was living alone, this was very concerning for me and honestly unacceptable for the amount of money you pay to stay there.
- Uncleanly environment: This isn’t directly AVA’s fault, but part of your AVA experience no less. Dog owners let their dogs go to the bathroom and get sick anywhere, to the point where I had to step over dog poop just to get in the elevator and walk around puddles of pee and vomit whenever I wanted to check my mail. Again, not an environment worth what they’re charging.
- Maintenance & management issues: In my unit alone I had a broken AC unit, a new AC unit that started leaking on the ceiling, lack of warm water on three separate occasions due to a faulty boiler, a broken patio screen door, and three different kitchen cabinet doors come off the hinges. This wouldn’t be that much of a problem if maintenance was quicker to respond or followed through when they said they’d arrive to fix something. Management is equally hard to get a hold of, and I’ve had to send multiple emails and resident app requests just to get a timely or money related question answered. Not a welcoming or supportive experience at all.

When I finally moved out they charged me a final utility bill in my portal and still took "remaining utility fees" out of my deposit. Nearly half of my deposit was charged for a generic cleaning fee despite leaving that unit better than I found it and having video evidence to prove it.

Also beware that you’re charged trash and water fees separately based on *community usage* not personal usage, which makes it impossible to budget for living expenses or even anticipate what they’re expecting you to pay every month. I’d recommend thoroughly exhausting all other living options before even considering AVASC.

I’m not the type to write a negative review, but I’ve lived at AVA Studio City for several years and things have slowly become worse and worse. During the worst heatwave ever (currently ongoing), my AC stopped working and is blowing hot air so I can’t use it. I’ve contacted maintenance twice to get this issue resolved as my apartment is 90+ degrees inside even during the evening. A tech stopped by to work on this issue yesterday while I was not home and said it was fixed but it’s still not working. I put in another request yesterday and was told someone would stop by my home today and no one ever showed up. I don’t want to put the blame on maintenance because I’m sure there isn’t enough staff during this overwhelming time and I’m probably not the only one with this issue but living in a hot, uncomfortable home where you pay rent for a comfortable space with working AC is unacceptable. I’ve even reached out to office management and no one has responded to me although a non-working AC is considered an emergency request. I could understand if my AC might need to be replaced or something but to be told it’s fixed and it’s not and then not have anyone show up after being told someone will is ridiculous. No one has even offered a fan or portable AC unit. It clearly doesn’t seem like the residents are a real concern for this company and tomorrow will mark day 4 of me having a non-working AC. I wonder if this issue will finally be resolved AFTER the heatwave is over…

Update: Helmer and Enrique stopped by and took care of this for me quickly and graciously. I really appreciate them!!!!! I’m still not happy with the amount of staffing for maintenance at a time like this but Helmer and Enrique are the best. Thank you to them and them only!!!!!!!

Adam Graham is a shining beacon of patience and assistance. I have had to deal with a very troublesome tenant. well, more like they were absolutely crazy and dangerous. Over the span of about a month Adam helped me navigate this ordeal and did so, wonderfully. I have my own issues, so during this process I had been short/rude with Adam a few times and he Handled that beautifully and kindly as well. Long story short. These people were more than just loud, they were dangerous to the entire floor and complex. police called, knife attacks, drugs etc. On site security patrolled my floor nightly after these incidents just to make sure things were safe. This process also taught me that eviction takes MUCH longer than I thought. Its an entire process of things that have to be done, and be done legally so as to protect all parties involved. Adam Graham did everything correct and as fast as possible and NOW, I can get back to my life .I have nothing but the best things to say about Adam Graham and the ava studio office staff. I plan to stay here for quite a long time and even though the tenant was a problem, the way ava,Adam Graham, and the on site security handled things make me feel safe to stay. ive been here for over 4 years and this is the first time anything like this happened. I do not blame ava for this, these people were just gutter trash. Thank you so much Adam Graham! you helped me so much and AVA better give you a raise because you deserve it!

We have been at this complex for the last year and have a great experience here. There are great amenities, security, and maintenance. Recently, we moved into a new unit for more space and Alyssa was wonderful in helping make the process very smooth and easy to transition. Highly recommend!

Location is nice, gym is nice, dog park is ok and maintenance staff are amazing!.. but it all comes at a cost. Pricey apartments, support staff is a joke (It's an app, no manager onsite), they know how to copy and paste responses. Homelessness is a issue. Neighbors are rude. Pool is overrun by outside guests. BBQ area is taken over nightly and on weekends by outside guests. Constant parking issues and a SEVERE roach issue. Dog owners don't pick up their dog poop so roaches love to feed on poop overnight. It's disgusting! Buyer Beware!!
